Hello,How far away from campus is the maximum distance you would want to invest in a student rental property?

I was wondering if anyone had any advice on rehabbing a property from the other side of the country? We have found some properties we would like to purchase and BRRR, however we have not done this out of state before....

I would recommend search markets within a 1-2 hour driving distance that have rentals that meet the 1% rule.

When I sat down and did the numbers I quickly saw 3 things: 1) I would need to build a huge portfolio which would take a lot of years 2) To get the cash flow I wanted I would need to attempt to do as much of the property management as possible a.k.a. job #2  3) I may have to invest out of state which would mean turn-keys or property management from a distance.

-Helena: I don't know a lot about Helena, but it's within driving distance of Spokane and appeared to have reasonably priced homes.

Purchase price: $54,000 Cash invested: $3,0003 bedroom, 1 bathroom, within walking distance to elementary school and middle school.

Go out in distance to find similar properties in similar neighborhoods. 

I’d look into opening a line of credit so you can tap that equity and reinvest without time constraints or taxes due.

Obviously, coffee isn't an option long distance.
