For one tenant that had a cat (inherited tenant and the only cat I've allowed), I had to soak slab with enzyme cleaner, didn't work well, then soaked in vinegar, replaced subfloor boards upstairs, replace trim all around flooring -- it's a huge undertaking requiring multiple applications.

He has a 5.5% rate, which is assumable, but FHA guidelines would require owner occ.

That might be difficult to do, especially in FL where most carriers are requiring a 4 point inspection.

IRS guidelines would require you to seek out a tax professional but i believe you are taxed on gifts above $14k.
