Core CPI is a nonsense made-up number, so is there a place to pull or a way to calculate actual inflation without food, energy, and housing stripped out? 

I have a friend who does something similar and he found that his idea only works under the factor of having more than 1 USP as renting out cheap accommodation and looking after lawns etc can be done under most complexes.His USP was to offer a food delivery and let's call it an Uber service with the accommodations for people who were unable to get around .i know this isn't much help but a more in-depth focus on what can be offered would be attractive 

When you add the things the Govt ignores into the inflation numbers (health care/food/fuel), we are at 20% now.

And if you sell and don't 1031, you're likely going to get absolutely crushed with fees and taxes... so a lot of equity to give up, to try for more.Just food for thought!
