I would like to find out a more specific definition / classification of what exactly constitutes a multi-family dwelling.The terms dup-lex, trip-lex, quad-plex, 5-unit +, apartments, etc. seem to wear many different coats.For example, I would see a building like this and when I search on the county's zoning map it would be defined along the lines of a "low-rise" apartment: I see many small units combined into one single building with various access points.However, I also see other locations / neighborhoods that are filled with only SFR's and straight-forward duplexes.

The rights of a family member living in a rent controlled or rent stabilized apartment to succeed a tenant of record who dies or permanently vacates are covered by DHCR Regulations.Under these regulations, a “family member” is defined as a husband, wife, son, daughter, stepson, stepdaughter, father, mother, stepfather, stepmother, brother, sister, grandfather, grandmother, grandson, granddaughter, father-in-law, mother-in-law, son-in-law or daughter-in-law of the tenant; or any other person residing with the tenant in the apartment as a primary resident who can prove emotional and financial commitment and interdependence with the tenant. 9 NYCRR § 2520.6(o)(2)......Those are just portions of items covering that but if you go to the page you may get a better idea of what the law says on the matter.

Sadly all too often brokers/agents agree to anything to try and get business and then feel used for a low fee and quit trying and get labeled as lazy.If a broker/agents idea of running a profitable business is not shot gunning offers allover creation and seeing what sticks then they need to tell buyers that UPFRONT.Have a clear and defined image of who you are what you will do and not do with your business model.

It's not that easy and the $100 goes quick.If you can afford $300-$400 in adwords and have a defined campaign then you should be able to compete with the larger competitors in your market.
