Then you essentially turn the building around by getting it cleaned up and rented for market rents.

The manager could do the cleaning flips and some maintenance themselves, or they could coordinate and delegate these responsibilities.Considering a base plus commission based on reviews and occupancy rates for an incentive - probably cap at $40-50k annually for a part-time position.

Good clean or updated rental properties are in high demand in The Woodlands... you will do well.

They will also hide profits in housekeeping fees, charging very high cleaning fees, but retaining half of the fee for themselves. 

Now I look at deals to just buy, clean, and list instead of doing the work.

Broken window, stained carpet, significant cleaning of things like maggot infested garage, rotting food in warm fridge, urine in corners of carpet. 

I would think in the long run it might benefit you to take the funds from this house out without capital gains and then you get a fresh clean basis for your Michigan properties.

You will clean it every time a guest leaves and in the long run will require less maintenance, etc.
