The goal is to take down 5-20 million dollar deals; the next few years will be properties that will come to market at very prominent discount. 

Overlaid on a deal bought below market value and then force appreciated to a house hack.  

I would ask your PM company to continue with the eviction OR offer a cash for keys deal. 

Currently soaking in all things BP in hopes of learning enough to be an asset to any deal. 

We plan on house hacking it so it will set up the next deal and so on.

I know its pre-construction, but my broker told me it's a bit too late as the early birds got the good deals and the good condos for a better price its listed today. 

I finally landed a deal on a flip house I bought for $30,000.00 using my HELOC on my house.

That being said, we are pretty much now consistently in the sixes or sevens and not really seeing much 8% or above, even on no-prepay deals

I've found contractors who are way more efficient (and definitely more talented than I am) and that helps me leverage my own time in to finding more deals.
