Great thread, folks can get ideas, but any landlord looking for new ideas really needs to pass the lease agreement to their attorney as to compliance and customs in that area, all real estate is local. :)

You can ask the seller to add the other purchaser to the contract and quit claim yourself off the deed at closing, this is must cheaper if alloud.
