If you prefer to have the property updated or customized you would spend extra money and see NO gain in profits because of the rental pool. 

We just wrapped up an 1100 sq ft house in 2 months, and a 1900 sq ft 1902 house in 5 months that had a lot of custom work to retrofit things.  

Right now, I guess the ideal situation would be if someone chooses to buy the home as an investment property and keep the house with the tenants as is, but I don't know how often these types of customers show up. 

They are tough to deal with, they don't listen to their customers.  

Restaurants are the middlemen between food and customers.

Some agents out there are trying to grab me as a customer after knowing that I'm an investor and with each, I tell them how much the past ones fell short to help lay out my expectations.  

I work on the assumption of around 60% of the recorded note being the value the homeowner received from the reverse, so say $180k was the actually money received by seller.
