Do you know how to evaluate repair costs so you know what offer?

If you manage it and screw something up, you'll cost him a lot of money and you'll lose the friendship.

I heard some believe no local agent that knows what they are doing would  sign this and on the other hand some are very skeptical the city would even  enforce this given the domino effect it may create. since I am considering buying a new investment property in Cleveland I  would like  to know: are there any solution if the city decide to enforce this?

So if you pay off the balance every month on the first but the credit bureau reports on the second, then it might look like you're not using your credit and therefore doesn't have much of an effect on your score.

Everyone seems to talk about including the costs of the new mortgage, taxes, insurance, maintenance & capital reserves, and the vacancy projections when looking at realistic cashflow, which we already do for all the properties in our rental portfolio.But we, like many, cant find properties that are making any cashflow sense right now.

My tenant has been living in the condo for over a year and is out of the hospital and back at the condo.The new outside fire door costs over 3000 USD.

Because for the financial impact of a project to be less than 20k is bad once you wrap up all costs. 

The buyer wanted to double close so that was an additional cost.

It's the most important document you have as a tool to increase revenue, reduce costs and liabilities, and be able to enforce the way you do business with tenants.
