But, if the problem is severe and grading doesn't help, you should probably look into more complex solutions (foundation drain, dry-locking, water barrier on exterior, etc).I know a lot of flippers will say don't worry about it, but if you're trying to build a good reputation, fix it...

Comps are about $80K to $100K today from my internet search but I think this complex has about 10 for sale now, but not as nice as ours.

The seller could just hire a tax service to notify them of missed tax payments, so the complexities of impounding can be avoided (title company should be able to help with this).

Due to the complexities in filing tax returns for real estate inside a retirement account, I would suggest using a tax preparer (at least for the first year) who has a comprehensive understanding of these type of investments.

Longer term, I'd like to take all my equity & 1031 it into an apartment complex (s) or some other cash flowing properties & take an early retirement. :)Of course, all that may change as circumstances change, but if you're gonna dream, you might as well dream big!
