Like what David Greene said, I'm going to pay a bonus if job is completed early, and impose penalties if job is not completed by deadlineI personally don't use this idea anymore my contactors, but we have good communications and have established great rapport over the years.

Additionally, it's good to see if there's a way you can add value--say that you want a wholesaling mentor; maybe you'd offer to help them send mailers, to assist them in communicating with potential buyers/sellers, etc.
