The reason why we are looking at Amherst right now is that my partner has two already (in 14226) that he is doing really well with so we are looking to continue with the formula that is working for him.

If you haven't dig in deeper and find another reason why they wouldn't qualify and let them know.

@Jason DiClemente thanks for that tip, I guess I didn't even think of that and would probably have just assumed a refi would be just as hard to come by because of the same reason lenders are balking a bit now but your saying the game changes a bit when you show 2+ years of income even if its a strange situation like this 2 homes on 1 deed deal?

@Patrick Britton The reason that it would be tough to buy a one off from Chase is that they have their own processes in place to sell non performing notes.

How much is reasonable to pay if I plan to Buy & Hold?

Occupancy would be a huge red flag unless you can prove that there is a valid reason for the move such as a job change.

A non refundable option deposit of whatever reasonable amount someone is willing to pay in your market.
