I bought a townhouse in a D Class neighborhood for $114k.

You can probably take 2 classes per semester and 2-3 over the summer. 

I have been taking college courses for the last 12 years (without student loans) and am about 3 classes from finally getting my degree (meaning I don't have a degree either). 

I see so many new folks on here get too caught up on the amazing ROI of C class properties without understanding the downsides.

In the great recession there was minimal impact on MF as a whole, with a majority of effects happening on ground up development or in the lower class properties and areas. 

I recently took the Florida real estate pre-licensing course and passed the course exam, so if I wanted to, i can sit for the state exam - BUT since passing the class exam, I've been getting multiple texts and mailings asking me to come 'work' for various realtors and broker offices...  

In my calculations, I save for vacancy as part of the money I set aside monthly, Over the past 4 yrs I have studied, read, taken classes, watched, and listen to everything I could to teach myself about Real Estate Investing, so I could do it right when I had the money saved to spend to mitigate the risks as much as I can.
