Conventional Financing would typically offer 20-30 years fixed Rate .Balloon would reset after the Term Period , Typically, 3,5,7,10 - Often Found on commercial Mortgages .Im not expert, but this is my understanding of it. 

Your strategy may need some adjustment (to comply with the IRS rules), talk with some experts who can provide you the guidance needed, but the bottom line is you can successfully invest your retirement funds in real estate, tax deferred!

I would also recommend doing your own research on specific topics or situation that you have in mind - this will not only help look for the right expert but also evaluate them to see if they really know their trade.

What you do is get private appraisal by a top certified group, namely with a MAI Certified Appraiser, to appraise all the properties as a singular holding.
