Hello to all, I am a Investor (for the past six years) in the Central Coast of California.

Its better to find out what will be allowed than the spend time attracting tenants that wont get approval later.Beyond that, some markets are becoming centralized, meaning a collection of one service or retail segment.

Hope you can screen for the students that won't turn your house into party-central.

There is no central air in the building.I have met with an HVAC professional and he suggested that I install ductless units for each apartment, each of which would then become a separate zone.

CFRI (Central Florida Realty Investors) is the local real estate investors club in Orlando.

These tend to attract the new people in droves but that tends to drive away the more experienced investor.My partner and I have taught a few classes on investment for a local REAI and stay active members trying to help the new people since it was so helpful when we were getting started but now that we have grown, i would like to add another layer of networking.My idea is to set up an invite only cocktail hour once a month (or quarter) in nice establishments near central Houston.

The house does need a small bit of leveling/foundation work but that is not unusual for Central Texas.
