What I found is that most of the professional backgrounds are calls center, scripted, high pressure specialists that work assertively to extract fee’s memberships etc.  

Crime (your #5), Employment centers, unemployment levels, population trend, housing availability and affordability... all those are on my list.  

I am not a lawyer and this is not legal advice, but that is the framework in place that might be appropriate for scenarios like yours where waiting on hold with a call center isn't producing helpful results.

We are looking for a "call center" type program such as five9 which might be over kill but we would like to have tracking on how many calls are people make, and monitor calls with the leads we give to them.  

I currently have been centering my search in more middle class areas, but the prices are a bit high. my question is this. how is it going into low income areas?

It is not easy building relationships with lawyers - their center on influence has long been established - you can send them letters - better still visit their offices - show your face - not just a letter - have something to offer them - let them know where permitted by law - you can pay them a referral fee - let them know that you can assess the property for them or talk to the heirs - let them know you have a contact with an auctioneer (me) and can give them a proposal to buy the estate or help them negotiate a sale.Attorneys think they have all the answers - you need to win their confidence and loyalty - sometimes this takes years - keep  mailing to them - refer people to them you need to GIVE TO GET. 

It took forever because they had just replaced Provo's center street and wouldn't give us a permit to cut into it.  

Stay centered, and remember to take your time with big decisions. 

For some that may be having a home where they can relax and center.
