Now, perhaps I misunderstood and he meant you could put it back in the way of a contribution which has that annual maximum, but he works for Edward Jones and hasn't steered me wrong thus far.

Assuming the JV is 50/50, does the working partner’s 50% not come from managing the property, finding the deal etc. with no money contributed to the acquisition/ improvement of the deal?

Otherwise, the "investment" conventional loan is pretty much your only other option for a conforming loan.Hard money loans generally require you to have as much as 30% "contribution/down" if you have little experience, and are only for short terms, i.e. 6 to 12 months.
