If pipes are slow, dripping or backing up, I find a plumber and replace the cast iron with PEX or PVC and have new holes drilled through the bottom of the cabinets or floor (rather than tear the walls up) for kitchen sinks and bathrooms, and have the on/off water shut off valves changed if corroded.

From a quick search market rate rent is $2300 (in good clean condition but not upgraded) to $3600 for 1 bedroom (updated, granite countertops, new cabinets, flooring) - I maybe off by a hundred or so dollars but that's the ballpark range.

Hi Andrew,that question seems like a very big bucket with no details.A lot goes into a bid-detail wise so without detail it seems an apples to oranges comparison.The reason I say that is:What kind of cabinets Plywood or chipboard, spray finished or the plastic coated kind, cabinet vendor also sells replacement doors for these cabinets?

We utilize a form that has a room by room checklist with all primary elements (walls, floor, ceiling, windows and screens, light fixtures, tub, toilet, towel bars medicine cabinet/mirror, ac WITH remote, etc); a "move in" column and a "move out" column with room for basic notations for each element, which simplifies the documentation and decision making; and Tenants sign at move in walk through inspection, and, if present, also at move out inspection.Check local LL/Tenant laws, but unless you have provided a "standard" list of potential move out charges as part of your initial Rental Agreement, most Courts will require a third party invoice or estimate for deductions from SD.
