I've seen so many people buy landlocked properties, partial ownership, worthless strips, land in flood zone, wrong house, and so many other pitfalls.When you are actually ready to bid,maybe 3-4th auction.

These contracts run from 3 - 5 years; is there a downside to skipping recording until deed is ready to go to the borrower, as long as I'm staying on top of taxes?

It is slower, but it's proven to build real wealth.

Build equity over time and take advantage of tax write offs and appreciation. 3-400 a month on a 70k investment is a 5-6% cash on cash return - you can get that in a high yield savings right now, and, that's objectively a lot of cash to shell out. 

Structurally look at the building itself.
