The tenant is hesitant to sign another lease as they are actively looking for a new home and asked what is the early termination fee if they break an annual lease agreement. 

I am assuming the house is not in a great neighborhood.However, if he is not in a rush, I bet you can find a buyer in 150-185 range because it is still a cheap investment for out of state investors.Your main problem, you will need a cash buyer.

I don't want to do the leg-work flipping houses any longer, but I enjoy being in the game.I would like to setup a system where I would Joint Venture with an active flipper for a few projects each year.

Then I thought : "I don't have full control of the process here [can't force people to respond to me, I do have some time constraints, etc] but there is one thing I can control: staying active on BP!"

Although I live in IL, I will not actively look for properties to buy here for the above reasons.

If you are ready to jump and can only afford a C/D area, then your best bet is to find a solid property manager that works the neighborhood and can take the burden off you.

@Michael Coiffman  Personally if you think your credit will be in the mid 600's in only 6 months I would wait on buying and see if you have more financing options.If you're looking to buy right now then an owner finance deal would probably be your best bet.
