Also bear in mind that should there be an HOA then quite a few major line items are covered by the HOA (which of course doesn't mean that there then might not be a special assessment around the corner...).

I'm 100% sure there aren't any parents out there in N DE that care about proximity to the 100 private schools within a "15 minute drive" as you pointed out so location has no bearing on their decision to purchase/rent in certain areas..

If this was the only inspection item then it would be easier for to push for the seller to bear the cost but seller has worked with me amicably on some of the other issues outlined in the inspection report (not detailed in this post).
