I'm not sure how automated i can make this, but it would be great if i could set criteria for comps like -within 1/4 mile-sold in last 6 months-within 150 sf above or below subject property-same number of bedrooms-same number of full and half bathsAnd have a tab where all the comps that fit that criteria are returned and stored, giving me an low, average, and high Days on Market, Sales Price, discount from asking price.I don't mind doing the comps manually in the MLS website over the iPad.

You simply cannot duplicate it using Microsoft programs and cobbling together other software, unless you have more time to develop your business than actually building your business.

Waypoint does some unique things: - they leverage properties with a bank and get 50% of the money out at 5-6% - they rent the properties on a lease option and get a 10%-15% premium because of this - they are attempting to automate everything with computer programsI think they are around to stay... it will take them 2-5 years to know how big of a success or failure there business model is.

Your software probably corrects it for you, but more than likely, the file is saved as it shows here -- sideways.

(I don't, but that's not the issue)As for the credit, if it's paid on time, they take their credit, if not, they owe the extra, and in my software, I record the rent and the credit as two different line items.
