Seller has qualified for short sale with senior lien holder and been approved. 2nd lien holder is more confusing.

I am not a lawyer and this is not legal advice, but I would definitely think those landlords are walking on thin ice with that kind of terminology in their description.

If you insist, you will want to talk with the park owner before proceeding as they make the rules there and will have the power to approve or deny your prospective tenants. 

The buyer if my duplex had asked torepair the overhang on the roof, and fix the outside staircase so the bank would approve his loan.  

Also, if you have a lawyer draft up partnership documents for the first deal, next time you have a similar opportunity you already know what you're getting into and you already have a template for the legal docs.

At the moment i am just concerned with being able to purchase/invest in a property as i don't think i will get full-time job in like 2 years or so (maybe later because i think i may want to take some time off after graduating pursuing other things) and i would like to start doing RE as soon as possible but it seems that there is no other way besides co-signing or doing trying to file income under tax returns as kevin mentioned and hopefully i will get approved by a lender

You want the bad tenants on month to month leases so you can get them out as quickly as possible legally.
