However in my current living situation I don’t believe either of those would be a good option to start with.

I have a triplex in Fishtown that had a similar situation.

Given my current situation, probably the higher price tag may not be worth it. 

Had you worded it as more of a "moral" situation I think people wouldn't have gotten so defensive.

Nothing to sound an alarm about at this point however regarding some stats I've noticed several suburbs in SoCal that were at 1-1.5 months of inventory for a while now are now at 3 months.

The duplexes had tenants already in them and i know its a high risk to buy a tenat occupy property because of the kind of tenants that they can be, my plan is to get rid of the tenants from the back unit and keep the ones in the front, lucky me the front tenants are very nice and clean people oh and they have yet to make a late payment so thats that. but the rear tenants are the people that need to move out their contract expires on September, so my question is how do i make sure they leave on time or what if they cant find another place to move into, do i give them a separate month to month contract with a higher rate, or what is your guys advice on how to handle this situation?

What would be some options for us in this situation as well?

I have not taken the Realtor route yet because they take what is equal to first month rent for their fee and if I only have the renters in there for a month then I make nothing, however if you could work something out with your RE agent -take a smaller percentage- that would be ideal for your situation.
