There are certain activities that an agent should not participate in such as using assignable contracts.  

He said he was going to have the title company write up an affidavit saying something along the lines of the seller not having a current active lease (that the seller would sign) before closing.

That LLC is "disregarded" by the IRS and they look to you and your husband still as the tax payer for the property since all activity of the property is reported on your Schedule E.

I guess I just feel like it was discourteous to update the status before informing us of their decision sinc they had actively entertained our offer.

I have been actively looking for profitable deals here in the greater Cincinnati area.

Either you guys are partners (i.e. both of you are active participants in the investments), or one of you is active and the other is passive (i.e. an investor versus a partner).

I'm seeking contractors in the Bradenton, FL area (Sarasota, Manatee, or Pinellas county) that have experience with these type of loans since there are more guidelines then a basic job.Scope of work would be Windows, Doors, Kitchen and Baths.
