My name is Ryan and I am new into the world of real estate investing.

Many newbie flippers fail at estimating rehab budgets as they have not had enough practice or real world experience so getting the help from their lender is certainly one way, but ultimately, one must learn this if you intend to be successful. 

In an ideal world I would probably do all these updates but money and time is limited.

I have a year of investor carrot, 2. saved 70K 3. set up my LLC 4. signed up for Bigger Pockets ProNow made my first post telling the world I am looking for a SFH with 1400sf +10% for a $100K that needs no more than $25K in repairs that I will finance with Hard money. 

Why in the world would you risk losing thousands of dollars and working your butt off for absolutely nothing?

Based on the answer to #1, looks like #2 no longer makes sense.Say I wanted to go directly to CRE multifamily, would a typical lender talk to me or would it be better to have experience in the residential world first to show experience?
