It's not like you placed one there and forced them to be roommates.

Now with local rent control laws in place you are forced to raise rents every year even if you might have considered not raising rents (for whatever reason). 

Even though I could force the roommates to pay if the one tenant defaults, I'd like to avoid that.   

I'm an active buyer in the Seattle MSA and institutional buyers willing to purchase larger properties at a 5 CAP or below are forcing up prices for midstream buyers such as myself to the point where it is really hard to make anything pencil.  

Again, those who don't belong will (hopefully) be forced out while those who provide quality experiences will be fine.Just my 2 cents!

I agree with @Billy Daniel that appreciation makes cash-flowing deals hard to find, and forcing appreciation or other strategies that are not turn key may be necessary.
