@Tucker Cummings  There has been a few pieces of inaccurate information so I want to clear those up.  1- It is true FHA has no limit on the number of properties you own, they do however have language that you cannot use the program to build a rental portfolio.

This especially holds true if someone is not a traditional home buyer or seller but looking to buy an income property as an investment.

So when you get to that multi million in cash or true equity might be worth it at that point.. 

A promise of more units if they do a good job will certainly help, assuming it is true of course.

It is true great deals can be made/found in December.

Any more than that—if you're simply buying houses at or close to retail, and leaving money in the property—that's not BRRRRing.The saying, "You make your money on the buy" has always been true, and will always be true.

However, I was really hoping what I had read all these years about it being easy to evict someone who is MTM in your primary would be true...The tenant is not a friend, just someone who is mentally ill and did not disclose that on their application.
