I know this is not good news but it is the reality, good agents will take care of everything and provide that level of service, this does not mean all agents will take care of everything.Much like when you buy an investment, you do your due diligence, and you make your money when you buy not sell.  

Good news is that based on Zillow comps, it should rent out and cover the mortgage / tax / HoA / insurance for now.

The good news here is that once you understand the commercial loan process through some repetitions it is actually quite a bit lighter and easier usually :) 

Although the news article, linked below, states it goes into effect April 1st but I suppose since the news is out the market has already adapted so even if I switched lenders it wouldn't matter. 

Fast forward to a few weeks ago, (after finding the news about duplex as the only option) I started going down the rabbit hole - out of state investing in Midwest.

That would grind investment activity to a halt, which equals very bad news for national savings and GDP growth.

The Lender I'm working with on another property (next door) told me she couldn't even get pricing on Friday and Monday due to this news, their system locked them out.

I do think that the problem will become worse here as in other major cities on the west coast, and I don't really know what the best solution for that is; in my experience people just get used to it in those cities (that's why you have areas people know to avoid in those cities, like the Tenderloin in SF and Skid Row in LA).Sorry I don't have better news for you; I've seen Portland evolve a lot (Portland native, born and raised), I see a decline in quality of life in Portland, but not the real estate market.
