I have historically invested in properties by owning them personally.I recently sold a business that was an S corporation, and now I am in a 1031 to exchange the real estate from the previous business.I am finding that it is difficult to finance 1 to 4 units as an S corporation.Does anyone have a strategy to purchase smaller properties and still shield your liability?

Do note what state you are in as state law does matter a bit. 3 of the 4 are active nationally and one is a retired TX attorney who focuses on a few specific states.John CoreyPS.

The national banks are more likely to use a large corporate to dispose of properties across the country (brokerage or the large company buying the portfolio).
