I have a bad eviction with lots of damage in my Indy home.I'm going through 3 evictions in the last 3 months#1 Chicago property 5bed/2ba, 2000sqft with about $4200 in repairs - $3000 just for interior painting#2 Indianapolis 4bed/2.5 ba, 1550 sqft home with estimates of $5000 by first property management and then I switched property management to find estimate balloon to $12,000+ for similar repairs.

Also, I am really in need of some repairs on one of my units.....nothing too major but yes touch up paint, clean out a new interior door, but the property management that I currently have wants a ridiculous amount.

I do think you can find deals there, but what I am saying is that your best bet is to find an untapped neighborhood near you and start mailing them consistently.To win at foreclosure auction you have to have the back data on the property (history, amount owned, liens), know if someone is living there (tenant or owner), estimate the interior upkeep from the look of the exterior (no easy task) and knock the doors of the next door neighbors and the three across the street to get a gauge on what they know about the homeowner (not always well received, but you are trying to help them by turning a foreclosure into a flip).I hope this helps.

Property Condition: Unable to inspect the property interior until an offer is accepted, but have been told it was updated last year (for whatever that's worth) and the exterior seems to be in moderate condition.

Also, if another peril (cause of loss), such as wind. causes damage that allows the water in (ie. wind blows roof off so raing damages the interior) then there could be coverage.Any ground water that seeps in, surface water that gets in or damages the structure, or similar are normally insured with a Flood Insurance policy.
