Granted you buy it at peak you can wait for the next peak which can be 12-15 years away.  

Popular real estate investor Grant Cardone says buying a house is for suckers.Interesting point of view from someone who owns a real estate portfolio estimated at $350 Million.Is this sincere advice or does Grant just want to make sure there is an ample supply of tenants to rent to?

Has anyone ever heard of quicken loans giving the buyer a 2% grant to use towards a down payment?

hello BP...I jus received an email stating that my loan request has been granted for 40k at 4.8%.

Unlike other cities such as Cleveland, Rochester, etc. which adopted similar lead laws, Toledo doesn't have any federal grants to help landlords to offset the cost to remedy this situation.

Extensions to close are never guaranteed, but if there is no sale date and if there has not been any extensions granted before, there is a chance one can be granted with the bank.I'm not sure of the legalities of taking a security deposit in this situation as there is no lease.

Or... maybe you/family member would be willing to grant them a private loan (not a "hand-out") at a certain interest rate/percentage return to give them a start since traditional/hard money options seem to be unlikely at the moment.
