@Neal OConnorYou need proper planning to take advantage of the qualified opportunity zones/qualified opportunity funds.You should consult with a CPA before you decide to venture in this area as the rules involving this are new and complex.

Speculation:  investment in stocks, property, or other ventures in the hope of gain but with the risk of loss. 

I would seriously look at value add on the Boulder property before venturing elsewhere.  

Ideally looking at the idea of getting into a multi unit (Need at least 130K) in the la area or possible venture to invest out of state (but that’s another BP post lol).

Buyers are not interested in doing renovations themselves, to quote "they are too old for that kind of venture."

I cringe as I write this next line, but I just left a position making over $300k/yr to venture into real estate investing (gulp.)

I can’t do a great job myself...Provide your painter a small container to leave you some paint to touch up and color-match for next time.Even if this job is too big for you to DIY, you don't want to be stuck having to schedule and pay for a painter for every nail hole at every turnover the rest of your life.I haven't had anyone try to touch up on their way out before.
