If it is difficult for you to finance now, it will likely continue to be difficult to finance for the buyer you try to sell it to, so unless you can A. make the old mobile home not an old mobile home or B. make it easy to finance then it's just asking for complexity down the line.

. :-)Maybe a probate specialist will step in here but I ASSUME if the obvious heirs can’t afford probate the courts will still run the probate system somehow, sell the house and give them the remainder after all debtors re paid off?
