....There are many factors that play into this obviously such as pay increases at my job, getting married etc. 

It works for branding - we haven't done it long enough to really know if it brings deals but I figure you can't hurt yourself by having your name out there everywhere. 

I think it's hard to compete trying to sell a rehabbed 2 story 50- 100 year old property when someone next door is trying to sell a brand new 3 story with a roof deck for a relatively similar same price.

Most syndicators/"investors" are buying at or above market because they are playing the momentum game i.e. prices have gone up in the past 4-8 years, hence, prices will continue to go up. 

- I understand estate taxes will come into play once I "pass on" my portfolioC-Corp- Can avoid the 30% tax witholding for NR aliens- Possible double taxation when taking money out of the company through dividends/salary- Shielded from estate taxesI'd love to consult with someone that could talk me through the advantages and disadvantages of each and help me set up the appropriate structure given my situation.

Hey guys, new-ish real estate investor (about 5 years of experience) but brand new here on BiggerPockets (but have been listening to the podcast for the last few months).

It's not all that bad I guess but that's just about the same I would get in dividends by putting $20k into Fundrise or other of these syndication (Groundfloor is my preferred place at this point).Got to think about how tax, depreciation, etc. play into this but as a first pass, not sure what to think about the added headache that may come with remotely investing in SFH.

I’m curious about your experience renting. you can...i basically just found a really responsible relative and convinced them to move into our upstairs apartment for the same rent they were paying at their old place. twice the size and much more beautiful. we figured it was best to charge less than market rent and have peace of mind with someone we knew to be responsible than to try to charge market rate and play russian roulette with tenants in the Bronx.
