@Oleg Enik lenders are numbers people and age is not one of the numbers they are going to look at when pre-approving you.

I am plan on bidding at a court house auction, would I be able to utilize hard money loan if I get approved?

@Bryan Richard We just got approved last week, so we should be getting our first home in about 2 months, with delivery and backlog and all that. 

I'm currently waiting for my approval amount through my lender but I'm sure I won't get but 150's or 160's.
