Especially in light of the current rent demand/value being high, I would want to ensure that this $1,900 monthly rent value is readily achievable and able to be counted on for the long haul (subject to normal vacancy rates of course).

This will help you achieve a couple things.

This is very difficult to achieve with properties that are listed on the market as Tim mentioned because of the high closing costs here for real estate agent fees, etc.My first experience moving here was that I was able to live in a great downtown location that I wouldn’t be able to afford with my normal salary back in the states.

I'm in nonprofit management, so you can imagine why I MUST acquire other forms of income to achieve financial independence. 

The renovations moved slower than I thought, I think in large part because it was first attempt and the learning curve is steep but very achievable.
