I started my MTR in Sept 2023 and some lenders I've spoken to are saying different things such as 1 year tax returns, 2 years tax returns..

I normally sign up for a year lease.

Instead of me giving a down payment, seller will finance the 300K in 5 years and we want to structure the whole 300K as a interest-only loan .

It took me just over 3 years to go through a 5-year degree program while working full time. 

Unfortunately, some companies like the old Kennedy Funding created some bad press for upfront fees but I don't subscribe to all fees are "bad".

Would refinancing now to simply gain a point (if that) on my current rate affect my ability to carry out one of these other strategies in the next year?

-if i used bonus depreciation on my single family when i did my taxes this year for 2023 what does that mean for future years moving forward regarding the depreciation for the single family??
