I would be sure to reduce the agreement with the wife to writing and then push forward with calls to attorneys. 

I'd do that or deliver pizza or do uber/lyft or write a credit card check before I forego a good SF deal with hard money.  

Just write a letter requesting the removal of PMI. 

The issue is how do we finance it and write the offer since there is a real estate component and business for sale?

Tell them in writing that you expect them to pay for the cleaning and repairs up to the amount of the deposit.

Write a contract that explicitly details who is responsible for how much money, who is responsible for what parts of the labor, who is responsible for "managing" the project, if either of you is to be paid during or after the project, and who is the sole owner or how the ownership/profits/etc will be divided.
