I have not accepted their offer yet.The message from CMHA states that "The Housing Assistance Payment will be $953.00 and the tenant portion will be $0.00"The tenant agrees to pay the balance. 

I have tried to balance safety with a great return, but still believe "cashflow is king" and invest in rentals where I rent to a corporation and they are responsible for tenant turnover, maintenance, etc. 

If they are left owing you money and move out, when the eviction ban is lifted, you can still file to collect the balance.

The thing that was most worrisome for me was just listing my property and coordinating showings so I could put someone in there ASAP.Also, shout out to @Stace Caseria, while this is a business, you do need to take care of your customers and find the balance between the two.

Legal aid is there to help people deal with situations in a balanced way. 

Orange Beach & neighboring Gulf Shores AL has already been through that cycle where areas outside of the primary beach zone originally  designed to accommodate primary residences are now restricted, but the major tourist areas closest to the beach are exempt, creating a balance for residents & the visitors which are so vital to our local economy!  

My current system allows me to match dollar for dollar my starting/ending balances with my PM. 

Try to structure a deal with partner, using the existing HELOC + a note for the balance payable to partner.

If you find the buyers first, you will be able to close more deals and build wholesome relationships that will last a lifetime.

Your new tenants have a legal justification to look to you to settle and return the balance of their security deposit.
