You could power wash the siding and brighten it up.

I knew of one guy that picked up an old key making machine and would cycle all of his door locks between his 9 rentals.  

- Water usage rule:  I will pay for water but considering that the unit has 3 bedrooms there might be heavy washing/dryer usage.

I also didn't have to install on other machines for an employee, etc.
