If all checked out, I would make a contractual covenant that the tenants must either vacate before closing and/or sign a lease with a minimum term of x with the lease provided by the buyer. 

Short Term Rental vacation home could potentially return better cash flow then a multi unit in Ohio.  

Hi John,I unfortunately haven't seen a lot of demand for vacation rentals there, and I haven't heard of a vacation rental property manager in that area.

Hi all - I'm purchasing a condo in a vacation town and plan on doing weekly and short-term rentals of the condo. 

At worst case scenario the court said they would evict, usually the court will give them 7 days to vacate if the tenant requests it.

I also heard of a SD lady who was successfully doing vacation rentals in Ramona ... forget her name, but sounds like an interesting strategy especially if you are in a unit next door and can manage yourself.FHA is rough for fixers, especially 3-4 plexes in SD (google "FHA self sufficiency test").

Closing on my first vacation rental property in a few months. 

It can be as simple as sending a notice to vacate letter.

(Not to mention the toilets you have to unclog and the water heaters you have to have replaced while on vacation.)
