Your recommendation is obviously a smart one.If I contact a local title company tomorrow and agree to use them for the closing, will they draft me a preliminary HUD-1 that I can use in negotiations with the lienholder?

He also told me that the inside of the house needs NO repairs, because they just got the home updated (but I will be finding out tomorrow or Friday when I go to walk the property), also said that the back deck patio might need some touching up & one piece of siding that has not been replaced.

I have found a foreclosed home. i plan on visiting it tomorrow to see how much work it needs done to it. after that i going to a hard money lender to barrow the money needed to purchase the property.

Assuming this deal isn't dead in the water, I plan on going to the town office tomorrow to get that information.
