W2 work is usually a terrible life. 

On the other hand, BP shows us that there are terrible LLs out there screwing tenants on the daily.

I see good and bad things about Vacasa and Evolve, for instance.  70% great reviews in both cases, about 20% terrible. 

My personal experience has been with about 30 of them and over half were terrible, terrible tenants that left under bad circumstances.

Two thoughts, was that a terrible recommendation and is this something that would be required from most lenders?

A lot of newbies over-analyze this terribly.

We experienced a terrible first contractor who disappeared for weeks, followed by a slow-ish bank process to get him removed, followed by our firing the 203k consultant who was not helpful.
