@Nate Monson I can see why a home buyer for residence would take property tax into consideration, because their monthly expenses would definitely rise which cannot be offset by a tenant paying for it.

While Granby is less expensive than Winter Park, prices have been steadily rising (in all areas of Grand County).

A few weeks ago youd be closer to 5.5% yes everyone is saying rates are rising when in fact last few weeks as you noted they have fallen.I think it will be interesting to see how this plays out..

With mobility on the rise and affordability getting worse, renters and homebuyers are frequently finding themselves living in tighter quarters than they’d like.

The market here in the MSP metro seems to be cooling down as our temperatures do.

As interest rates rise there will be decreased purchasing power.

Also, please keep in mind that as prices rise taxes will rise too and this area has more HOA communities than not which decrease MCF as well.  

All safer in my opinion and the prices have not gone stratospheric as they have in JP.I do believe that Roxbury and Mattapan (known to locals as Murderpan) will gentrify as prices in the rest of the city continue to rise.
