Then again, I don't come across many 13,000 sqft homes.It is weird that the "flip" style switches by the front door bother me?

IMO, key aspect of Victorians is to stay true to the style. 

The style is appropriate to the home, but I am considering options as well as recommendations for a clay tile roof contractor in Jacksonville, FL.Any alternatives to suggest, and guidelines on costs?

Mostly just the look or newer/fancier style or finish.

If you have to go to court you're only going to court over one deal and not your entire empire.Know who you're in a partnership with, check they're references, who they have worked with and get a feeling for what kind of partnership style they have.

Your approach is also going to be determined by whether you were looking at a listed properties  or if you have leads for off market properties as the negotiation style and what you may be able to offer could be different in these situations. 

@Karla Talancon Mitch Stephen is worth checking out, he teaches owner financing, but also has a meet-up weekly here in San Antonio where you can pick his brain.

I for one will ALWAYS take the sellers side.these guru's that teach this as the ultimate leverage OPM No money down leads to disasters I have witnessed first hand many times..
