It's good practice to learn how to average, quarterly track and update hard/soft costs of operation such as water, sewer, trash because IF you ever want to scale up into commercial side of things (5+ units) than this practice of mean averaging will be a daily norm.

@Will Triplett you have to ask a lender for a quote because it will vary from place to place, and the closing costs will include prepaids that are unique to your property (daily interest, taxes, insurance).
