I've read the books, searched the net, watched the youtube videos, and attend investors meetings pretty often.

I have been in negociations with the seller verbally and via email but have not submitted an official offer, which I had planned to do beofre I was told this.

He might accept that but just be clear about what you're providing him since it does make a difference in what type of offers you're actually submitting.

I need to find out how to get comps and evaluate a house before I could submit an offer to a seller.

Having said that when submitting an offer don't get hung up in the hype.

I came across this video from the Greater Richmond Partnership (www.grpva.com) that does a great job showing off some of the reasons why the Richmond metro area is a great place to be.

But it took the bank 5 days to release the video and pictures of the check and ID info to them.

@Brian Gibbons , Thanks for the Prospecting Home Sellers video..I'll add it to my rotation...You stuff is invaluable along with you posts...Much of the information on your posts I know but some little tidbit always pops up I wasn't aware of or didn't consider...So with that in mind I always save them to my BP permanent folder on my laptop..Thanks for What You Do...

It was a lot of just googling it and watching a you tube video or to and then doing it.
