The stress test was also another factor making it harder for the bank to lend.Rather than locking away all that equity in the DP on a buy and hold, I am now interested in trying the BRRRR method; however, I am worried that during the refi the ARV will make it unsustainable to the bank if I cannot achieve the high rents they require to make the mortgage work under the stress test.I know there are lenders out there that would be easier to work with on a BRRRR, but the Big 5 bank rates are very attractive right now.Also, are there lenders out there that would finance the initial purchase and then allow for a refinance say, 6-months later after the renovation and tenants are in place?

Since they only took 8% of rent, increasing rents don't make much of a difference for them if its a small increase (ie $20/mo would be about an extra $220/year for me and only $20 for the PM company) so I had to stay on top of them to do the increases annually as they didn't seem to care.Those were the biggest concerns for me.The icing on the cake was they botched the moveout inspection by signing off on the tenant leaving saying the property was okay but then we found the blinds were bent (tenant taped it with scotch tape so it would look okay but once removed was clearly bent), a washroom door handle lock was no longer working as it was broken, there was damage to the FOB (more than wear in tear as there was a hole in the button like it was stabbed with something sharp) and there was also damage to the granite kitchen countertop (not even sure what chemical was cause it to become rough in a spot).

I simply click on a button the the system tells me how much square area I need for paint, and floors and..It is awesome to have this and be able to access this on your phone so when you suddenly unexpectedly need some data  it is all right there by just going online.

While it's likely that it could be auto renewed, there is less stress knowing that you are set for 20 to 30 years than wondering if you will have everything wrapped up and paid back when your heloc comes due.
