A large percentage of people stream tv these days, so as long as there is a connection in the living room to connect internet/tv, then the rest of the house could likely get Internet/tv via WiFi so your running additional cable lines.

Ryan nailed it with both his confusion and his explanation.The "cash" into a deal can be several things... it can be the purchase price (if buying in cash), it can be the down payment (if financing), it can be closing costs (if not paid for by the seller), it can be repair costs (if required and not rolled into the mortgage), it can be back taxes or other cash expended to close the deal... whatever it is.The denominator (bottom number) in your CoC return is quite simply the sum of every single dollar you have sunk into the property to get the rental stream started.

I've had a steady stream of renters in a college town that weren't undergraduates.Since you live in the same town, I'm guessing you would manage the properties yourself but if you choose to use a property manager, they should be able to provide the market rate for rent and answer the other questions.

In short, Tim explains how most believe they are playing it safe but how they are actually living insanely risking lives by having one job, on paycheck, and by not taking "risk", not investing... ultimately this is the most dangerous route, meanwhile Investing, creating multiple streams of income, working for yourself, could be the safest and most profitable path.

Yet except for a few inquiries about financing, the "discussions" related to real estate, real estate investing and real estate lending seem to be a continuous never ending stream of promos and ads for exotic investments or unrealalistic financing.
